Booking Terms & Conditions - Oak Tree Estate
Payment Policy
A valid credit card is required to confirm all reservations. Oak Tree Estate reserves the right to pre-authorize the card prior to arrival.
A deposit of 30% of the total rental amount is required to secure the booking. (This deposit is fully refundable within the terms of the cancellation policy.)
The remaining balance is due no later than 45 days prior to arrival.
For bookings made less than 6 weeks before arrival, full payment is required at the time of confirmation.
Cancellation Policy
Cancellations made 45 days or more before arrival: Full refund of the deposit, no fees apply.
Cancellations made within 44 days of arrival: 100% of the rental amount is non-refundable.
No-shows or early departures: The full cost of the reservation will be charged.
Check-in / Check-out
Check-in: From 15:00
Check-out: By 11:00
Late check-out without prior arrangement may incur a charge for an additional night.
Guest Eligibility & Use
The property is not available for rental to individuals under the age of 21.
The rental agreement applies exclusively to the guests listed in the reservation and strictly for accommodation purposes.
The number of guests must not exceed the agreed capacity unless approved in writing by the property manager.
The rental price includes:
- Accommodation
- Housekeeping (based on agreed frequency)
- Maintenance of the house, pool, and garden
- Personalized concierge support
Additional services (e.g., private chef, catering, transfers) are available upon request at an extra charge.
Events such as weddings, receptions, or parties are permitted only with prior written approval and may involve additional fees and conditions.
Any external catering or chef services must be coordinated in advance with Oak Tree Estate for safety and equipment protection.
Property Rules
Furniture and decor must not be rearranged or removed without permission.
Indoor furniture is to remain indoors; outdoor furniture must remain outside.
Guests are expected to leave the villa in a tidy condition. In cases of excessive mess or misuse, a deduction may be made from the damage deposit.
Pets are allowed only upon prior approval.
Guests are responsible for maintaining the villa, its facilities, and landscaping in good condition.
Linens, decor items, and other furnishings must remain on the premises.
Damage Deposit
A €700 damage deposit is required upon arrival and will be refunded in full upon departure, provided no damage has occurred.
In case of damage exceeding the deposit amount, the guest is liable for the additional cost.
The villa manager reserves the right to access the property with prior notice for inspection. Maintenance staff may also enter at agreed times for scheduled services.
Safety, Pool Use & Liability
Use of the swimming pool is entirely at the guests' own risk.
Children must never be left unattended near or in the pool.
Oak Tree Estate accepts no responsibility for accidents, injuries, or loss of personal belongings during your stay.
Guests are solely responsible for their valuables. We recommend using the available safes and alarm systems.
The property features external CCTV for security purposes. All footage is automatically deleted within 7 days after departure.
Guests are expected to use water and electricity responsibly and turn off appliances when not in use.
The use of flammable materials or pressurized gas containers (e.g. oxygen tanks, diving cylinders) is strictly prohibited on the premises.
We strongly recommend that guests have health insurance coverage during their stay in Greece. For chronic conditions or severe allergies, please notify us in advance and ensure all necessary medications are brought with you.
Termination of Agreement - Force Majeure
Oak Tree Estate reserves the right to terminate the rental agreement without compensation in the event of legal violations or serious breaches of house rules.
In the case of force majeure (e.g., extreme weather, natural disasters, technical failures), Oak Tree Estate may cancel the booking or relocate guests to an alternative property, with their consent.
The property shall not be held liable for additional expenses arising from cancellations due to such events.
Complaints
Any issues or complaints should be reported to the villa manager immediately upon arrival.
Complaints raised after departure will not be considered.
If the matter is not resolved during your stay, you may submit a written complaint within 7 days of your return.
Responsibility & Maintenance
Oak Tree Estate accepts no liability for mechanical failures (e.g., pool pumps, air conditioning) or interruptions in public utilities (e.g., water, electricity).
Responsibility is limited to prompt repair of damages caused by normal wear and tear.
Jurisdiction
Any dispute arising from this agreement shall be governed exclusively by Greek law.
